The Halden Grand Opening

On July 11, 2023, the NRP Group, RPW Group, and the Mayor of White Plains, NY, Tom Roach, celebrated the grand opening of The Halden, a luxury apartment community that is already 50% leased.

The Halden is a new mixed-use community on the site of the former IBM global headquarters at 1133 Westchester Avenue. The 303-unit property features a mix of one-, two-, and three-bedroom contemporary designed apartments. Amenities include a resort-style outdoor pool, outdoor courtyard with grilling stations and lounge seating, a café and lounge, club room with space for dining, club-style fitness center, conference room, children’s playroom, and bike storage room. The community’s rooftop also hosts a photovoltaic solar panel installation designed to generate clean energy, which directly aligns with the City of White Plains sustainability values.

Local Boise, designed by CUBE 3, is now open for business, with residents starting to move in late last month. Thanks to Subtext for bringing in our talented team of designers to help Boise, Idaho shine a little brighter today.

This 7-story mixed-use development in the heart of downtown Boise is a modern collective of 252 units, nearly 8,000 SF of ground-level retail and an adjacent 6-story parking structure with 366 parking stalls. With signature spaces that are sleek, yet functional, club-quality amenities, and panoramic views of the cityscape that are second-to-none, LOCAL Boise is a true work of art.

Amenities include: co-working office space, fitness, lounges, a second floor courtyard with swimming pool, hot tub, barbecue stations, and seating areas, and a rooftop terrace and lounge that takes advantage of the amazing hillside and city views. 11 Andrews Submitted For Review

Plans for a new 47-story mixed-use tower to be called 11 Andrews have been submitted to Fort Lauderdale’s Design Review Committee for review. As designers on the project, our team will work closely with Miami Beach-based Bachow Ventures LLC. Plans call for 450 units and 450 parking spaces, and ground-floor retail of 8,000 sf within walking distance of the Brightline rail station and downtown. Amenities include a rooftop pool, clubhouse, and sunset lounge, as well as a gym, game room, co-working space and dog run. Preservation Month: Thorndike Exchange

The modern world moves quickly, but when preservation month rolls around each year it gives us all a moment to pause and appreciate some of the most beautiful architecture around and be thoughtful about the ways in which we can work together to move things forward while respecting where they came from to begin with. With that in mind we fondly reflect on Thorndike Exchange in Lowell, MA. The history of this property is fascinating, and we were honored when it won the 2020 Paul & Niki Tongas Award, presented by Preservation Massachusetts in 2020. The property was also the Silver Winner of the PRISM Award for Best Historical Renovation in 2019. We invite you take a pause in your day to learn more about the importance of preservation in architecture and design.

Originally built in 1882 by Charles Hood (second cousin to Harvey Hood of Hood Dairy fame), Thorndike Exchange began as the first Sarsaparilla factory in the country. The laboratories were enlarged in 1892 and 1897 creating 175,000 square feet devoted to the manufacture and sale of patent medicines. The factory was used for storage and freight shipments, advertising and printing, and a counting room, boiling area and housed an automatic bottle filler, capable in 1884 of filling 10,000 bottles a day, and more in later years. The space also held giant tanks, capable of filling 240,000 bottles.

Following his death in 1922, the C.I. Hood & Co. business was sold by his widow to Warner & Co. chemists out of NY. In 1946 Comfort Furniture moved into the building, and in 2014 Salvatore Lupoli bought the property and began renovations. Since then, Thorndike Exchange has been transformed into the new, vibrant community it is today, and the entire team on the project took extraordinary care to hold onto the history of the space while transforming the old mill space into a thriving mixed-use community.

The building interior artfully maintains an historical aesthetic while offering a luxurious urban living experience for businesses and residents alike. Original brick and stone walls are a featured element in the state-of-the-art fitness center, while the library highlights a building original fireplace – refinished with modern touches. The resident roof deck is complete with an enclosed dog run, garden and gas grills for a one of a kind experience.

A second floor pedestrian walkway bridge was also added to connect the property to the neighboring Gallagher Transportation Terminal for MBTA train services to and from Boston, and LRTA bus services throughout the Greater Merrimack Valley.

Thorndike Exchange was completed in two phases: the first was a renovation to the existing five-story mill building and the second included a new seven-story addition. Mixed use space including 43,865 SF commercial space, 14,300 SF common space, 17,000 SF leasing/amenity space, and 140 housing units. There are two restaurants, including Salvatore’s, an Italian chain founded by Salvatore Lupoli.

Financing for the AER

The Arts and Entertainment Residences (AER) in Tampa, FL has secured financing, and plans are moving forward. As designers of the space, we look forward to partnering with American Land Ventures and Gazit Horizons on the project. The development, a 33-story, 364-foot-tall-tower with 344 residential units and a connected 10-story structure with over 10,000 sf of retail space. The AER will feature stunning water, park and city skyline views, and residents will have access to 20,000 square feet of outdoor resort-styled amenities including a pool, cabanas, hammock gardens and a yoga lawn. Other amenities include a co-working lounge with private office space.

The Dream Louisville open in 2025

It’s official! Our long-standing partnership with the Dream Hotel Group continues with the announcement that The Dream Louisville in Louisville, Kentucky is set to open in 2025. Thanks to Louisville’s West Main Street Architectural Review Committee for unanimously approving the plans. Construction will commence in late 2022.
